The Geodetic Investor – Real Estate Expert 2019 congress took place in Warsaw on November 14. The Congress brings together the most important representatives of the real estate market. The event features a series of debates on key issues for the industry.
Michał Porzycki, Associate Director Hamilton International, represented our Group in the discussion panel Strategy for Real Estate Commercialization – Cross-section of the Polish market.
“Currently, the Warsaw market is definitely the landlord market” comments Porzycki. “The vacancy rate in Warsaw is around 8-9%. Almost 85% of the space that is currently under construction and will be delivered next year is already leased. New buildings in a good location are the most popular.”
Each year, the panorama of Warsaw is expanded by new office projects. What determines the competitiveness of office buildings in 2019?
“The competitiveness of buildings is primarily determined by the location and access to public transport” Michał Porzycki evaluates. “Tenants are paying increasing attention to the amenities that are in a given building and in its immediate vicinity. The better, more cental the location – the higher the rent.”
